Affordable Housing Development
Mercy Housing is committed to developing affordable, program-enriched housing for low-income families, seniors and people with special needs who lack the economic resources to access quality, safe housing opportunities. Regardless of the scale and population served, each Mercy Housing community is built with an unwavering commitment to dynamic partnerships, creative vision, and extensive community planning.
As one of the largest and most experienced nonprofit affordable housing developers in the country, Mercy Housing has the ability to handle every aspect of affordable real estate development including project financing, community outreach and planning, construction management, property management, and asset management.
National and Regional Partnerships
We are one of only a few national organizations that provide affordable housing for all low- and moderate-income populations. We serve families, seniors, and people with special needs with the full spectrum of affordable housing, including supportive housing for the formerly homeless, transitional housing, and permanent rental. Mercy Housing partners nationally and regionally with public, private and government partners to combine the best affordable housing development practices to build our communities.
Community Preservation
Mercy Housing is also addressing the critical gap in the supply of affordable housing through affordable housing preservation. Thousands of multifamily rental properties are at risk of being lost from the pool of available affordable housing because of expiring public funding. By buying, refinancing, and upgrading those facilities, Mercy Housing can supply more affordable housing opportunities for the long-term without engaging in a great deal of new construction.
Sustainable Development
In a focused effort to enhance Mercy Housing’s sustainability through the stewardship of human, financial, and environmental resources, we’re engaging our development, construction, property management, asset management and design teams to implement our Green Hope Initiative. The Green Hope Initiative includes a utility baseline project to gather benchmarking data for utility usage, energy audits, use of federal weatherization and green retrofit funding, and sustainable development standards for all new construction. Sustainable development provides tremendous benefits to residents through reduced energy costs and healthier indoor environments. Mercy Housing recently completed energy audits and implemented upgrades and retrofits to save on building energy costs. We have also established a relationship with Whirlpool© to ensure that all new construction includes the installation of ENERGY STAR-certified dishwashers and refrigerators. Many of Mercy Housing’s properties have received LEED certification from the U.S. Green Building Council. LEED, or Leadership in Energy and Environmental Design, provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. Each LEED home is third-party verified by ENERGY STAR and LEED Raters who perform a series of inspections to guarantee that minimum requirements and credits claimed are met.
